Q: What is The Shops at Rossmoor?
The Shops at Rossmoor will transform the
Northern portion of the former Rossmoor Center from a 60’s
style strip center to a modern lifestyle center, providing a cohesive
design that will invigorate the entire site. The new center will
provide a broad and exciting selection of retail and dining destinations,
featuring a mix of local and national shops tailored to the needs
of the community.
Our vision is to recreate our shopping center
as a vibrant, community-focused, retail destination. Located
at the intersection of Seal Beach, Rossmoor and Los Alamitos, we
are in the unique position to create a destination that will serve
all three communities.
Q: Who is Century National Properties (CNP)?
Century National Properties is the owner of the Rossmoor Center and
developer of The Shops at Rossmoor. Based in Santa Monica, CA, CNP
is a family owned and operated business that has been a part of the
community since 1983, when we first acquired the Rossmoor Center.
Q: How many other retail centers has CNP previously developed?
Rossmoor Center is CNP’s one and only shopping center. That
is why we are heavily investing in the infrastructure, look and feel
of our center. As long-term members of the community, we understand
the value of addressing the community’s needs and concerns and
we understand that community satisfaction is vital to the success
of our project.
Q: What will the new center look and feel like?
Our aim is to make The Shops at Rossmoor
a lifestyle destination. The Shops at Rossmoor will provide an active
and vibrant shopping center with stores and restaurants for the
whole family. We
are using a color palette of soft blues, greens, beiges and creams,
providing a welcoming outdoor atmosphere in harmony with the local
seaside communities. The Shops at Rossmoor will have ample and
colorful landscaping and comfortable seating areas.
Q: How many acres is the project site?
The project area is approximately 8 acres
and is located in the northern portion of the full 39-acre center. The
renovation will replace 118,500 square feet of commercial buildings
with 125,000 square feet of new commercial retail and restaurant
facilities.
Q: What sort of retailers are you leasing to?
We would like to make The Shops at Rossmoor
a lifestyle center, so we are seeking out a varied mix of tenants,
ideally the best in their category, such as coffee, spa, electronics,
active wear, children’s
goods, fashion and food. We will announce all new tenants
as soon as it is possible.
Q: What kind of restaurants are you
planning to bring to the community?
The Shops at Rossmoor’s dining destinations seek to enhance
the experience of our shopping center, while creating a synergy with
other local restaurants. We are in the process of bringing in
restaurants that will provide a pleasant atmosphere and a variety
of flavors and prices that everyone can enjoy.
We can start by telling you about Mel’s Drive-in. Mel’s
will be opening their first Orange County location in the shopping
center’s iconic Parasol building. The family-friendly
restaurant with a nostalgic 1950s retro-feel will open its doors to
the community in late spring 2007, serving breakfast, lunch and dinner,
and specializing in Sunday brunch.
Q:
What kind of entertainment options are planned for The Shops at
Rossmoor?
Many of today’s entertainment venues require
a shopping center to accommodate a large physical structure, as well
as enough parking installations for vehicles that will remain stationary
for a prolonged period of time. With only 8 out of 39 acres being
developed for this project, The Shops at Rossmoor is spatially limited
in the type entertainment we can accommodate at our center. However,
we are working diligently to provide our community with interesting
and unique entertainment options. As a modern lifestyle center serving
a sophisticated and diverse neighborhood, The Shops at Rossmoor is
seeking tenants that will offer the community leisure activities,
such as wine tasting and after-dinner suppers. Additionally, the center
will present seasonal entertainment through concert series, community
activities and holiday events.
Q: What kind of signage will the new tenants be using?
Our goal is to have low-profile signage that
will compliment the atmosphere of our lifestyle center. All
signage must comply with Seal Beach codes.
Q: What is being done about dust and noise during the construction?
We are continually working with our contractors
to minimize dust and construction noise. There is a watering
truck on site at all times for the purpose of dust abatement. We
will continue to regulate our daily construction schedule, which
begins at 7am and ends by 5pm, Monday through Saturday to minimize
the noise during off hours.
Q: Which route will delivery trucks use to deliver their
goods? Will there be set schedule for delivery of goods?
Although CNP cannot mandate that delivery
trucks keep a certain route, we will encourage our tenants to have
their goods delivered using the 405 Freeway/Seal Beach Exit, as
opposed to using the 605 Freeway exit. Additionally, we will encourage delivery trucks to be
routed through Rossmoor Center Way. This suggestion will diminish
the possibility of congestion and avoid truck traffic in residential
areas. Additionally, CNP will work with tenants to regulate
the times when shops can receive deliveries.
Q: When will The Shops at Rossmoor be complete?
Site preparation for The Shops at Rossmoor
began in October 2006 and building construction began in November
2006. The buildings will be turned over to tenants for indoor construction
in the spring of 2007. With the exception of Mel’s, stores will begin to open
between July and September 2007. Mel’s is slated to open
in late spring 2007.
